    Development finance is advanced on a cost-to-complete basis where funds are retained within the approved facility sufficient to complete the project according to quantity surveyor assessments and progress payment claim certifications.

     

    We have a flexible approach to structuring principal drawdowns and the timing of interest payments so they are matched with the underlying cash flows of the development.  Often this requires capitalising interest and charges until the cash flow from the development is self-supporting.  Killarney does not charge early repayment fees.

     

    Whilst primarily a first mortgage lender, where the loan-to-value ratio is satisfactory and the development and borrower are acceptable, Killarney is willing to consider mezzanine finance and/or equity participation.
